The Family-Room Couch That’s Outlasted Two Kids and Three Dogs..
In most Mendon family rooms — the open-concept ones off the kitchen, the bonus rooms behind the garage — the upholstery sees more hours than the carpet, the rug, and the dining chairs put together. Our technician comes to your home with the right method for your specific fabric.
The Real Reason Your Sofa Smells After A Few Years.
Mendon has more big dogs per household than anywhere we work. Goldens, retrievers, labs, Bernese mountain dogs, the occasional Great Dane. They’re on the family-room sofa year-round — and over time, dander, skin oils, and everyday soil work into the fabric in ways a household vacuum can’t reach. That’s the smell. That’s the graying. That’s what we go after.
The surface is the easy part.
What you see on top of the cushion is what a vacuum gets. The harder part is what’s worked deep into the fabric weave by daily contact — the dander, skin oils, and soil that bond to the fibers. Those are what cause the embedded smell, the gradual graying of light fabrics, and the pilling around high-contact areas.
Heavy Pre-Vacuuming And Grooming.
Before any water or chemistry touches the sofa, we work the fabric over with a high-powered vacuum and groom the fibers to lift loose soil, crumbs, and surface debris. It’s slow, methodical work — cushion seams, crevices, the deck under the cushions, all of it.
Going straight to extraction without the dry-work step pushes loose soil deeper into the fabric instead of lifting it out. The more we get up front, the cleaner the final result.
Pre-Treat For What The Vacuum Can’t Touch.
Pet dander and skin oils bond to the fabric in a way loose soil doesn’t. They’re what causes the “dog smell” that lingers even after you vacuum. We pre-treat with chemistry that breaks down those bonds, then give it dwell time before extraction.
If you only address what’s visible, the sofa looks better for a week and then the smell comes back. The oils are the actual problem.
Method Matched To The Fabric.
Once the pre-treatment has done its work, we extract with the right method for the fabric — hot-water extraction for most synthetics, solvent-based for natural fibers. The piece is dry to the touch in three to four hours.
The wrong extraction method on a delicate fabric leaves water rings or shrinks the piece. We test a hidden corner first — takes two minutes, prevents permanent damage.
For households with multiple big dogs: we recommend cleaning every 12 to 15 months. Wait longer and the embedded dander and oils become much harder to lift out — the fabric starts to hold onto them permanently.

What An In-Home Upholstery Cleaning Looks Like.
Most jobs are done in one to two hours and you walk away with a sofa that’s dry to the touch within three to four hours under normal conditions. Here’s the order.
Inspect & Fiber Test
We test a hidden corner of the fabric before any solution touches the visible piece. Two minutes, but it’s the difference between a clean sofa and an expensive mistake.
Dry Vacuum & Brush
A high-powered vacuum lifts crumbs, loose debris, and dry soil out of crevices, cushion seams, and the deck under the cushions. About 60% of what’s in a sofa is removed before any cleaner is applied.
Pre-Treat Spots
Wine, coffee, pet accidents, and food stains get individual pre-treatment with the right chemistry for the fabric. We give it a few minutes of dwell time before main cleaning.
Clean With The Right Method
Most fabrics get hot-water extraction with a low-moisture tool. Delicate fibers (silks, certain linens, velvets) get solvent cleaning, no water. Very fragile pieces get vacuum and brush only. The method always matches the fabric.
Speed Dry
Air movers go on the wet sections to drop drying time. Most pieces are dry to the touch in three to four hours, fully dry overnight. We position cushions so air gets to both sides.
Optional MicroSeal
If you opt for protector, we apply MicroSeal after cleaning. It penetrates the fiber rather than coating it — more on that in the FAQ below.
Two Upholstery Service Levels.
Most Mendon customers pick by how much daily use the piece sees. The Saver package is the right call for occasional-use furniture; Ultimate Protection makes sense for the high-traffic sectional you sit on every night.
