Why Tile Eventually Needs More Than a Mop

The Tile Looks Fine. The Grout Tells the Truth.

Glazed ceramic and porcelain tile is essentially non-porous, which is why it stays looking pretty good with regular mopping. Grout is the opposite — it's porous, and over time it absorbs everything: food spills, pet accidents, dirty mop water, body oil from bare feet, the salt and grit tracked in from outside. That's why grout that started out light gray ends up dark brown a few years later, even in a clean home.

Our truck-mounted system handles the part you can't with a mop. Heated water under pressure breaks up the embedded soil; commercial-grade extraction pulls it out instead of pushing it deeper. The before/after on grout lines alone is usually what makes people say "I should have called you years ago."

  • Safe for ceramic, porcelain, travertine, slate
  • Removes years of mop-water buildup
  • Sealing included with every cleaning — clear or color sealer, your choice
  • Color sealing available to restore grout color
Where We Work

Every Tile Surface in Your Medway Home

From the foyer that everyone tracks Choate Park mud into, to the master shower that's never quite felt clean — we handle it all.

K

Kitchen Floors

The hardest-working tile in your house. Cooking oils, dropped food, dishwasher leaks — all of it lives in your grout until we extract it.

B

Bathroom Floors & Showers

Soap scum, mildew, hard water staining. We restore showers and bathroom floors to actually feel clean again.

F

Foyers & Mudrooms

The first thing your guests see. Salt, sand, snow, and Medway mud get tracked here every winter — we lift it all out.

W

Backsplashes & Walls

Kitchen backsplash grease, bathroom shower walls, mudroom wainscoting — vertical tile cleaned and restored.

S

Natural Stone

Travertine, slate, marble, limestone — we use pH-neutral cleaners and proper sealing on natural stone.

Mop vs. Truck-Mount

Why Mopping Doesn't Work (And Often Makes It Worse)

If you've been mopping your tile every week and the grout still looks dirty, here's why.

What Mopping Actually Does

  • Dissolves surface dirt into the mop water
  • Pushes that dirty water into the porous grout
  • Leaves moisture behind that feeds mildew
  • Some surfaces wipe clean while grout darkens
  • Soap residue attracts new dirt faster
  • Damages the surface of natural stone over time

What Lovejoy's Process Does

  • Heats water to 200°F+ to break down embedded soils
  • Applies the right cleaner for your specific tile
  • Agitates grout lines with safe brush tools
  • Extracts under high pressure — soil never stays
  • Leaves no residue behind
  • Seals grout afterward (if requested) so it stays clean
Our 5-Step Tile Process

What Happens When We Arrive

1

Inspection

We identify tile type, test for sealant, check grout condition, and discuss expectations before starting.

2

Pre-Treatment

Specialized alkaline or acidic cleaner (depending on your tile and stain type) breaks down embedded soils.

3

Agitation

Soft-bristled brushes work the cleaner into the grout lines without damaging surrounding tile.

4

Truck-Mounted Extraction

Our truck-mounted system rinses and extracts all the loosened soil at once. The before/after is dramatic.

5

Sealing

Clear penetrating sealer or epoxy-based color sealer applied — whichever option you chose — to lock in the clean and keep the grout cleanable in between visits.

Where Medway Tile Suffers Most

Three Rooms, Same Story.

Most of the tile calls we get in Medway are about three areas: kitchen floors that have lost the original grout color, mudrooms that take the full brunt of New England winters from November through April, and bathroom showers with soap scum and mildew that won't scrub off. Kitchen and mudroom grout discoloration is universal — any Massachusetts home with tile will see it after a few salt-and-sand seasons.

Older Medway homes (Medway Village, the historic colonials, the homes along Village Street) often also have hard-water mineral spotting on bathroom tile from years of standard cleaners that aren't pH-matched. We carry separate products for ceramic, porcelain, and natural stone — and we'll bring the right one based on what you have. We're 10 minutes from Medway via Route 109.

Common Questions From Medway Customers

Frequently Asked Questions

How long does tile and grout cleaning take?
Most kitchen or bathroom floors take 1.5–3 hours depending on size and condition. A whole-house tile cleaning is usually half a day. Sealing adds about 30–60 minutes after cleaning.
When can I walk on the floor after cleaning?
Almost immediately. The high-pressure extraction leaves the tile mostly dry. If we apply sealer, we recommend keeping foot traffic light for 4–6 hours and avoiding wet conditions for 24 hours.
What's the difference between clear sealer and color sealing?
Clear sealer is a penetrating product that protects existing grout color from staining. We recommend applying it every time we clean your floor — it's what protects the work we just did and keeps the grout cleanable in between visits. It typically lasts 1–3 years depending on traffic and what you use to clean your floors (some household cleaners break sealer down faster than others). Color sealing is different — it's an epoxy-based sealer that coats every grout line in a uniform new color (white, gray, beige, etc.) and lasts 5+ years depending on how the floor is maintained. It's ideal when grout has stained unevenly or you want a complete reset. Both are excellent — we'll walk you through which is right for your floor.
Can you save grout that's stained, missing, or cracked?
Heavy staining — almost always, especially with color sealer. Missing or cracked grout requires re-grouting (we don't do this, but we can refer a Medway-area tile contractor). We can clean and seal grout that's structurally intact.
Is your process safe for natural stone (marble, travertine, slate)?
Yes — we use pH-neutral cleaners on natural stone, not the acidic products that work on ceramic. Stone needs specific products. Tell us what your floor is when you call and we'll come prepared. Because every stone job is different, we require an in-person estimate for all natural stone work before pricing or scheduling.
How often should I have tile professionally cleaned?
For most homes, every 18–24 months for routine restoration. Mudrooms, foyers, and high-pet-traffic areas: every 12 months. With sealed grout, you can stretch the interval longer because the grout stays cleanable in between.
