Dover Grout: 20 Years of Mopping, Mudding, and Marinara.

Dover’s housing stock spans 300+ years — from 1700s Colonials along Centre Street to 2020s luxury builds toward the Sherborn line. The one thing they share: every tile floor in town is on its own aging clock. We restore it and choose the right sealer to slow the clock back down.

What’s Actually Happening Down There

The Grout Aging Timeline.

Walk this from left to right — you’ll know exactly where your kitchen or mudroom floor sits, and what we’d recommend. Most Dover customers call us between Year 3 and Year 5.

Year 1

Brand New

Looks like the showroom. The factory sealer is intact. Spills bead up. Mopping actually works.

Year 3

First Dulling

Sealer is wearing thin. Pasta sauce and pet accidents start to leave a faint shadow. Grout looks tan instead of white.

Year 5

Visible Darkening

The walk path from sink to stove is noticeably darker than under the table. This is when most customers call us.

Year 10+

Permanently Discolored

Soil has worked deep into the grout pores. Cleaning will help, but Color Sealing is usually the only way to get back to a uniform look.

Important: aging speed depends on traffic, sealing history, and what you’ve been mopping with.
Acidic cleaners (vinegar, citrus) and untreated spills accelerate the timeline by 2–3 years.
Two Cleaning Service Options

Cleaning With Clear Sealer, Or Cleaning With Epoxy Color Sealing.

Every tile cleaning we do ends with a sealer — the question is which one. Both protect, both last, but they protect differently and they last differently.

Service 1

Cleaning With Clear Sealer

Lasts 1–3 Years

For grout that’s still in good shape — minor discoloration in walk paths, no permanent staining. We clean down to the original color and apply a penetrating clear sealer that soaks into the grout pores.

  • Deep clean at 200°F with truck-mount extraction
  • Pre-treat traffic patterns and stains
  • Powerful suction lifts everything out
  • Penetrating clear sealer applied
  • Grout color stays its original tone
  • We recommend re-cleaning every cleaning cycle
How Long It Actually Lasts
1 to 3 years — depends on traffic and what you’re mopping with. Acidic cleaners (vinegar, lemon, citrus) eat the sealer faster. Soft pH-neutral cleaners are kinder. High-traffic kitchens lean to the shorter end, low-use bathrooms to the longer.

How We Clean It

The Six-Step Tile & Grout Process.

Whether you’re going clear sealer or epoxy color seal, the cleaning part is the same. It’s the seal that differs. Here’s every step we run on a typical Dover kitchen or mudroom.

  1. 1
    Inspect & Test
Test grout porosity and tile finish. Match expectations to reality.
  2. 2
    Pre-Treat
Apply alkaline pre-spray to the grout lines and let it dwell.
  3. 3
    High-Pressure Clean
200°F truck-mounted extraction with a contained rotary head — nothing splashes on cabinets.
  4. 4
    Extract & Rinse
Vacuum-recovery extracts dirty water on contact — nothing pools or runs off.
  5. 5
    Dry & Prep
Air movers run while we set up for sealer application.
  6. 6
    Seal
Clear sealer (penetrating) or epoxy color seal applied. Cure time before you walk.

Where Tile Lives In Dover Homes.

We work all over Dover. The pre-1900 homes along Centre Street and through the older Dover Center area have small tiled mudrooms and bathroom floors that have been there a long time. The mid-century Colonial Revivals, Tudor Revivals, and French Provincial estates have kitchen and bath tile that shows its age in the grout. The newer luxury builds on acre-sized lots have larger open-plan tile in kitchens, drop zones, primary baths, and pool houses. Every era of tile ages a little differently, and we treat each one accordingly.

Common Dover tile zones we clean: kitchen floors, mudroom and drop-zone tile, master and guest bath floors, tub and shower surrounds, kitchen and bath backsplashes, basement laundry tile, sunroom and porch tile.

Common Questions

Dover Tile & Grout Cleaning — FAQs.

Honest answers, including the limits of cleaning.

How long until I can walk on the floor?
The cleaning portion is dry and walkable in 30 to 60 minutes. If we apply clear sealer, you can walk on it after about 2 hours but should avoid heavy traffic and water for 24 hours. Epoxy color sealing needs 24 hours of light traffic and 72 hours before heavy wear or full water exposure (mopping). We’ll go over timing on site.
Which sealer is right for my floor?
If the grout is just dingy from age — not stained — and you’re okay re-cleaning every 1 to 3 years, clear sealer is the right call. If the grout is permanently discolored, mismatched in color across the room, or you’d rather not deal with it for 5+ years, epoxy color seal is worth the extra investment. The technician will walk you through it on site before any sealer is applied.
Why does my grout get dirty so fast?
Grout is porous — it has thousands of tiny pores that catch dust, grease, and spills. Without sealer, those pores fill up. Mopping pushes the dirty water into the grout instead of out of it, which is why floors that get mopped weekly often have worse grout than floors that don’t. After we clean and seal, mopping actually works again because the soil can’t soak in.
Can you really fix permanently stained grout?
Yes — epoxy color sealing covers permanent discoloration with a pigmented epoxy that bonds to the grout. It’s not paint and it’s not a topical coating — it bonds with the grout chemistry and becomes part of it. You pick the color (we have white, off-white, gray, tan, beige, brown, and can custom-match). Permanent stains disappear under the new color.
Will high pressure damage my tile or grout?
Not on properly installed ceramic, porcelain, or stone. Our cleaning head is contained — it sprays and vacuums inside a sealed pad, so nothing splashes onto cabinets or walls. Grout that’s already failing (cracked, crumbling, missing in spots) won’t survive any cleaning method, but that’s a separate problem we’ll point out before starting.
What about natural stone — marble, travertine, slate?
Natural stone uses a completely different cleaning protocol — lower pressure, neutral pH cleaners, and a stone-specific sealer. Mention “stone” (not just “tile”) when you call so we send the right rig and chemistry. Stone is more delicate and the wrong cleaner can etch it permanently. Because every stone job is different, we require an in-person estimate for all natural stone work before pricing or scheduling.
How should I clean the floor after you’ve sealed it?
For both clear and epoxy seal: mop with warm water and a pH-neutral cleaner (we sell a small bottle if you want one, or any neutral floor cleaner from the hardware store works). Avoid: vinegar, lemon-based cleaners, bleach, ammonia, or any acidic cleaner. These eat sealer. A microfiber mop, warm water, and a few drops of neutral cleaner is all you need for weekly maintenance.
Do you do shower tile too?
Yes — tub surrounds, walk-in showers, and shower-floor tile. Showers are usually more involved because of mildew and soap scum buildup, and the cleaning often reveals grout that needs to be re-grouted in spots. We’ll let you know up front if you need a re-grout before we seal.
How much will it cost?
Tile is priced per square foot and the rate depends on the size of the area, the condition, and which sealer service you choose. Bigger rooms get a better per-foot rate. We’ll give you an exact number over the phone after asking about square footage and condition, or come out for a free in-person estimate on jobs over 250 square feet.
Are estimates really free?
Yes — for tile and grout we’re happy to drive to your Dover home, measure, look at the condition, and write you a no-pressure estimate at no charge. Especially helpful when comparing clear sealer vs epoxy color seal — we can see the floor and tell you which one we’d recommend in your specific case.
